Inditex Expands with New Mega Office Project on Barcelona’s Outskirts
Owner of Zara has executed a land swap, acquiring more than 730,000 square feet, paving the way for the relocation of Massimo Dutti, Bershka, Oysho, and Lefties headquarters.
Inditex is giving more shape to the macro office complex that will be launched in Sant Adrià del Besòs, on the outskirts of Barcelona, to install the headquarters of Massimo Dutti, Bershka, Oysho and Lefties. The company has managed to acquire a larger plot of land than it controlled until now. The project is scheduled to begin construction in 2027.
According to El Periódico, the Spanish group has carried out a land swap with supermarket Alcampo, so that the land where the food distribution group’s complex now stands will house four Inditex office buildings. Alcampo, for its part, will build a new hypermarket on the site of the former Schott Ibérica factory, owned until now by the Spanish group.
With this move, Inditex will control a surface area three times larger than the one it had until now. The group that owns Zara will build its new office buildings on a site of more than 730,000 square feet, while Alcampo will occupy a space of 236,000 square feet.

Although the project, which will involve the total transformation of the area of Les Tres Xemeneies, is moving forward, the deadlines are long. The forecasts are that, once the urban planning has been approved, the works will begin at the end of 2026 or, most probably, in 2027.
Inditex began negotiating the transfer of its chains, currently located in Tordera (Barcelona), in 2017 and in early 2018 it took ownership of the plots of land occupied by the Schott plant.
Inditex’s new project contemplates the construction of a newcampus, in coordination with the Sant Adrià del Besòs City Council and the Generalitat de Catalunya. The campus will house the activities of product design and development, pattern making, window dressing, commercial management, ecommerce and technology, among other departments.
The proximity to the Catalan capital is a key factor in attracting talent in a province like Barcelona, which is also home to the headquarters of large retail groups such as Mango (based in Palau-solità i Plegamans), as well as companies such as Desigual, whose corporate building is located on the seafront.
Catalonia has historically been a relevant pole in the activity of Inditex, with headquarters in Arteixo (A Coruña). Stradivarius and Massimo Dutti, the only two acquisitions that the group has carried out in its history, were based in the autonomous community.
